Terms And Condition

Booking Policy

A valid credit card is required at the time of booking to secure the booking.
Person making the booking must be 18 years old or over. The full payment is required up to and including 3 days prior to arrival.
All rates are for 2 persons, extra charges applies for extra adults, children and cots.
All apartments must be left in a clean and tidy state with dishes washed prior to departure or a cleaning charge may apply.
Credit Card Fee (non-refundable). Credit Card Surcharge 1.5%.

Deposit Policy

There is no deposit required.

Cancellation Policy

Free Cancellation as we realise life happens. Please be considerate and cancel as soon as your plans change allowing us to relet the apartments. If there is a no show within 24 hours of the booking there is a penalty of one days booking fees or free change of dates.

Credit Card Fee (non-refundable). Credit Card Surcharge 1.5%.

No Show Policy

There is a free cancellation up to 24 hours prior to arrival. We are very compassionate re family emergencies please ring to discuss. A penalty of one days accommodation tariff if there is a no show without explanation.

Child Policy

Infants free. Porta cot available to hire. Charges apply for children aged 2 to 18 years

Check-in Policy

You will receive a welcome text with details to access each apartment and the code will be provided
prior to check in




Full payment is prior to arrival we process the transaction remotely with Commbank BPoint . We need an email address and Local mobile phone number to provide you codes for admission to each apartment.

If an o/seas traveller. we process payment on arrival with eftpos facilities

Other Policy

The operators will make every effort to ensure the property is available as booked. However, the operators reserve the right to make alterations to bookings due to unforeseen circumstances.
Payment may be made by (delete if not applicable) cash, direct debit, MasterCard or VISA. Balance of booking to be paid up to and including 14 day
prior to the commencement of the booking. Credit Card charges will Appear on Bank Statements as Brian Spears Investments
5. Please contact us prior to arrival for check in procedures.
6. The B& B are to be left in a satisfactory clean and tidy state with dishes washed or a cleaning fee may be charged.

7. Linen is included .

8. Smoking is not permitted inside (The racecourse apartments)).
9. Any damage, breakage or loss of furniture, furnishings, equipment, locks or keys is to be reported immediately and paid for at cost, other then acceptable wear and tear. Please note, that our cleaners do a detailed inventory check both before and after your occupation.
10. Damage or excess cleaning requirements, which occur due to the client occupying the premises will be charged to the clients charged to the clients credit card after consultation.
11. The number of guests should not exceed the number stated on the Confirmation Notice. Additional fees of $(50) per person per night will apply for excess guests not notified to the operators in advance.

12. The operators take no responsibility for the clients personal property left on the premises.

13. Check-out time is (10.00). Check-in time is (after 2.00pm). The client must vacate the property by the check-out time unless agreed with the operators in advance that they may stay longer. Without prior agreement, additional late departure fees will apply at the nightly rate.


14. The client making the booking must be 18 years or over and agree to take full responsibility for the temporary rental of the property.

15. Furniture, fixtures and fittings are not to be altered or moved between rooms or properties.
16.All bookings that occur thru OTA s eg. booking.com, expedia etc. are subject to the conditions & policies of these entities.
